Preparation of planning material for fifteen mixed tenure homes at a particularly sensitive site with an outlook to The Chiltern Hills AONB.

Located at the edge of the village, the site presents a number of complex challenges, from existing habitats, watercourses and mature planting to being at the back of existing homes and near to heritage assets.

In response, the proposed scheme has developed with the intent of clustering new homes close to existing properties and retaining a continuous area of open space around the rural edge.

Watercourses, planting and habitats have been retained and incorporated into the linear park, which includes SUDS, screening and an extension to the wider Public Rights of Way network. At the same time, new homes are arranged to provide an active frontage towards the open space and the AONB and integrate with the scale and character of neighbouring properties.

An extensive pubic consultation exercise has been undertaken, during which, the proposed layout, quantum and mix have evolved through continuous dialogue with local residents and the Parish Council.
