Working with a multi-disciplinary project team at Hyder Consulting Middle East and Arif and Bintoak Architects (Dubai), a concept master plan has been prepared for a residential community at Dubia’s International Media and Production Zone (IMPZ).
Overall, the Master Plan provides a framework for up to 350 dwellings of varying typologies, together with supporting retail, leisure and community facilities.
Occupying an attractive location alongside the central lagoon at IMPZ, the Master Plan was arranged to provide views to this from within the community. A mixed-use cluster of accommodation is proposed at the edge of the lagoon in order to encourage activity while also, allowing a long view to the wider IMPZ development and direct access to the external road network.
Various environmental design considerations include encouraging passive cooling within the community and the arrangement of dwellings to minimise solar gain.
After the submission of the Concept Master Plan, the project team moves forward with concept infrastructure and landscape design, together with the architectural design of dwellings and key buildings.
